Cost of Home in Maine Drops for First Time in Years

The cost of a house in Maine is down for the first time in years.

The median price of a home was down by about 1% last month from March of last year, the first drop on six years.

The price statewide was $376,000 in March, falling from $380,000 in March of 2024, according to numbers released Thursday by the Maine Association of Realtors.

The median price is the point where half of the homes sell for more and half sell for less.

Maine remains a bargain compared to the rest of the northeast, where the overall cost in March was almost $100,000 higher at $468,000. The median price for the region also climbed 7.7% from a tear ago in March.
In Maine, the number of homes sold dropped -6.19%, from 904 in March of last year to 848 last month.
Trends seem to be moving in the buyer’s direction as the number of homes on the market is up along with the time it takes to sell a home.
“We’re seeing the inventory of homes for sale inch upward with nearly 14 percent
more homes on the market in March 2025 compared to March of last year,”
said Maine Association of Realtors President Jeff Harris.
“The ‘days on market’ for available homes last month increased to 22 days, up from 15 days one year ago—and up from the historic low for March of nine days in 2022.”
Meanwhile, the rolling three-month average from January through March showed an increase year to year from 2024 to 2025 in Maine.

In the county-by-county comparisons, Cumberland County held its spot as Maine’s most expensive county with a median sale price of $550,000.
